A Guide To MPP & BluMortgage Integration

Overview

The Manulife MPP Integration allows BluMortgage users to submit requests for MPP insurance on the mortgages they are maintaining in BluMortgage. MPP insures the borrowers with life and disability insurance (if they are eligible).


Traditionally this is a very manual process. The purpose of the Manulife MPP Integration in BluMortgage is to streamline this process through the CRM.


This integration is FREE for all BluMortgage users.

Integration Features

How to Generate the Application

This extension adds a new button on the Mortgages record view in the CRM to "Generate MPP Application"

 

 

When you click that button it brings up a form to confirm the information that needs to be sent to Manulife to generate the MPP applications.

 

 

After the information is verified, you can click "generate application" in the top right corner. 

There are several responses that can be generated by the system after clicking "generate application". See section "Responses" for more details.

Upon generation, the MPP Status and the MPP Submitted On fields will automatically populate based on the response.


How to Specify Borrower Roles

When verifying the information, the Borrower tab offers the option to specify the "Borrower Role" on the application. The 4 options are as follows:

  • Primary

  • Spouse

  • Neither, but on the application

  • Neither, and not on the application

To specify these roles, simply hit the gear icon next to the borrower's name:

 

If a borrower has no designation, it defaults to "Neither, but on the application". In this scenario, the option exists to Set to Primary, Set to Spouse, Remove from App.


If the borrower is designated as the Spouse, the option appears to "Unset Spouse":

 

Finally, if a borrower is designated as Primary, the only way to Unset them is to choose another borrower as the Primary borrower.

1. Downloading File For Printing

Once the application is generated, the PDF file will be immediately presented to you:


If you do not immediately download the file, the PDF is still available under the Attachments section in the Mortgage page:

 

Attachments are available for download to your local desktop hard drive by hovering on the 3 small dots to the right of the file name and clicking download.


2. Send for Digital Signature

The attachments in the CRM can be sent to the customer for digital signature. To initiate this process, click on the arrow in the top right corner of the Mortgage screen. In the drop-down there will be an option to "Send with Zoho Sign".

This option is only available if BluMortgage is integrated with Zoho Sign 

Once this button is selected, a pop-up will appear. This pop-up will allow the user to select a document as well as who needs to sign the document.


To select the MPP application, choose the "CRM Attachments" option in the Add Document drop-down:


With this document selected, hit "Next" in the bottom left corner of the pop-up. In the following screen, be sure to add other documents (such as the commitment) and other signers (such as the spouse).

Once the necessary documents and signers have been added, select the places that the borrowers need to sign by clicking-and-dragging from the right side of the screen:


With the correct fields in place, simply hit "Send" in the top-right corner to send to the borrowers for signature.

The details of the MPP application including the digital link, life premium, disability premium and status are available under the MPP Applications section in the Mortgage page:

 

 

If you decide to see more details about a particular application, they can click the Application name within the table to get to the detailed view.


From this detailed view, a user can send a pre-templated email with the digital link by clicking on "Send Email" in the top-right corner. A pop-up window will appear, and the user can select a template:


You can select the most appropriate template and the fields will dynamically populate based on the CRM data. Once populated, you can tweak the messaging as necessary and send it to the borrower.

Update the Status

The status of the MPP application can be automatically updated from the MPP system.

To initiate this process, click on the arrow in the top right corner of the Mortgage screen. In the drop-down there will be an option to "Check MPP Status".

 

This will update the status of each MPP application as well as the overall deal-level status.

Further, if the deal is closed, the Confirmation of Indemnification is returned for each application. The COI will be stored in the Attachments area of the Mortgage screen (same place as the application PDF).

Deal level, and application level status are updated nightly at 3:00AM EST for every deal that has MPP applications in an open state. See section "Application States" for explanation of different MPP application states, and the logic used to update them.

Reminders and Automations

Create a Submit MPP Task

When a Mortgage reaches the stage configured in the MPP Settings, it will trigger this workflow. The workflow generates a task in the CRM to generate MPP for the given mortgage. This task is due the same day as when the stage is updated.

To configure the stage in which this happens, there is a CRM variable called "MPP Deal Stage" that gets installed with this extension. The default value is "Conditionally Approved" but you can set this to a different deal stage if needed

Remind Borrowers about MPP Application

After an application for a client, tasks and email notifications will be auto generated, and targeted towards you to follow up with their clients about the application. Based on the MPP Submitted On date, you will be reminded 1 day and 3 days after if the MPP Status is still Waiting

You can choose to automatically send the digital link when an application is generated. Along with the initial email that gets sent on Application generation, a follow-up will be automatically sent 2 days later if the Application Status is "Awaiting".

You can choose to enable this feature by turning-on the "MPP003: Digital MPP link application to borrower" workflow in Workflow Rules under the Automation section in Settings:


You can update the template that gets sent by editing the "1. Initial Request for Digital Link Completion" template in Templates under the Customization section in Settings:

Responses

Based on the inputted info to MPP, the response is not always an application that gets generated. There are cases where referral forms are generated, or cases where borrowers are ineligible.

Based on the response from MPP, the Mortgage will have the field "MPP Status" set to one of the following values:

  • Waiting - this indicates success, and now the broker has to follow up with the clients to get them to submit, or decline the MPP insurance. It is waiting for a resolution to be met.

  • Ineligible - all the borrowers are ineligible for MPP insurance. The main reasons for this are: mortgage amount > $1,000,000; monthly payment amount > $10,000; borrower age > 70 years.

  • Referral - various conditions lead to the generation of referral forms. See appendix for details.

Ineligibility

Ineligibility is determined as stated above. The codes quoted that lead to referrals are as follows:
  • M2100 - You have received the Quebec Referral form as the Submitting Agent and all of the Applicants and the Property on this Mortgage are located in QC.

  • M2102 - You have received the ReferMe form as the Submitting Agent is not qualified to offer MPP in {0} where the Submitting Agent or one more of the Applicants on this Mortgage are located.

  • M2103 - You have received the ReferMe form as the Lender {0} does not authorize distribution of MPP in BC where the Submitting Agent or one more of the Applicants on this Mortgage are located.

  • F2102 - You have received the Call Me form as the Submitting Agent or one of the Applicants or the Property on this Mortgage are located in QC. No application returned.

  • F2103 - You have received the ReferMe form as the Lender {value provided} does not authorize distribution of MPP in BC where the Submitting Agent or one more of the Applicants on this Mortgage are located.


Application States

The MPP Status on a Deal will remain in the Waiting state, so long as it has a related MPP Application in one of the following states:

  • Awaiting Application/Waiver

  • Interim

  • Applied

  • Incomplete

  • Unclear

 

MPP Status will be updated for a given deal, whether it be from the button click, or the automated nightly check only if the Deal has an MPP Status of Waiting. It does so by querying the Manulife Application Status Interface (ASI), and updating the individual MPP application status, then reducing the result into a single value at the deal level.

 

The table below shows the different statuses returned from the ASI, and their corresponding Deal level status. Here is some of the important logic for how deal level status is assigned for deals that have multiple related MPP Applications:

  • A deal's MPP Status will remain Waiting so long as any of the related MPP applications have a status linked to Waiting. For example, if a deal has three MPP applications with the statuses Applied, Ineligible, Waived, the resulting deal level status will be Waiting.

  • If all applications are considered Ineligible a deal's MPP Status be set to Ineligible

  • If all applications receive referrals, the deal MPP status will be Referral

  • If all applications are declined, the deal MPP status will be Declined

  • If there are only ineligible and referral applications, then the deal MPP status will be referral

  • Everything else will be considered Declined.

 

Typically, ineligibility and referrals are determined up front, when MPP is first generated (see above). So the status update will generally route any Deals with open MPP applications to an Accepted or Declined MPP Status.
